I know you are looking at MH and Ugly houses. What state are you in ? I have found the most motivated people are owners in forclosure, and banks who just took a property back. Banks are in the money loaning business not the RE business and find really good deals with them. Just got a contract on a forclosure out of state bank took it back FMV $65,000 it has been on the market for a year I got it on contract for $31,500 I saw it in the classified the RE agent and company are out of town and the bank in out of state. They were using all old numbers to see the house I sent an offer to the RE agent with pictures of the condition of the property on took about a week for them to come to the bale at about .50 cents on the dollar. There are deals out there you just have to look HARD. Good luck !

I am getting calls and seeing place. Just looking for the edge. That was why I asked if anyone had used them. I have gotten some great calls so always looking for a deal be it a foreclosure, bank own, moving homeowner what ever works. How about you? Where you from? Good luck with the investments.

Do you think there is a reason they are selling all these wonderfull qualified leads instead of pursuing them themselves?
