Hardwood Flooring.
I'm making my move from sub-100 properties to sub-200.
What can I expect to pay for good hardwood flooring (real wood being put down and stained and sealed once down)? Installed?
What about that Pergo stuff?
Any ideas or suggestions or warnings?

Can you put it down?
Prefinished wood has some nice aspects: 10 coats of poly with aluminum oxide to deter fading, up to 50 year finish warranty.
Best of all, it is done when you put it down, no sanding mess, staining, etc.
I have done well from Lumber Liquidators. Many woods and colors.
Figure $4.00-7.00SF for material, and $2.00/SF to install.
I hate Pergo, et al. None of the warmth of wood and none of the beauty. If you want wood, buy wood. Typically, your buyers will like it better, IMO.
We did have a Pergo Select black and white 16 x16 tile in our last home. OK for the kitchen.

greetings...I generally get my hardwood where i get my carpeting...Dalton, Georgia... bought select grade rustic cherrywood last time (3 mos. ago) ...everyone loves it. I believe it was 2 5/8 in x 3/4 in finished & paid $2.79 / sq.ft. & a crew from Georgia laid it for approx. $2.00 /sq.ft....1500 sq.ft. took them 2 days & they did a great job. CWal

Aren't "Select" and "rustic" two different grades?

the name of the wood was "rustic cherry" and it was select grade...
