Foundation Repair
We just got a $20,000 quote to redo our foundation - 3200sf , 2 story duplex - 18 new piers and they do the woodwork.
Does that sound terribly high??
Thanks,
Kat

Hi Kat,
I recently did one in the DFW Metro area that required 25 piers -- many of which were interior. And the most severe lifts were close to 6 inches. The total cost for everything, including mud-jacking, was under $10k and came with a lifetime transferable warranty.
They didn’t do the woodwork or reseal the windows or grout, but those were pretty nominal costs.
One thing to keep in mind is the plumbing. Lifting a house can cause plumbing problems that didn’t exist before. And they can be costly to fix.
There are about a zillion foundation repair companies in your area. So, I would talk to a few more before giving anyone the go ahead.
I pay 1.50-2.00 sf to have it sanded and three coats put down. That said I have started hiring a good day laborer to refinish with me instructing him on the process and teaching him how to sand the floor.
That said I generally only do the living room in hardwood and carpet the rest. I will do formal dining and the hallway adjoining the living room on occasion as well.
