Foundation Questions

Hello,

In the Dallas Texas area I am coming across many houses with foundation problems.

I am looking to purchase a house, rehab it and then hopefully sell for a profit. Should I avoid houses that need foundation repair?

Thanks

I think our Glen Allen neighbor has given you some sound advice. No problem is incurable. You just need to educate yourself in the processes of identification, cure and costs. You can do this by reading, attending inspections, becoming familiar with your local building codes, talking with footing contractors and other investors. A big part of REI is continuing education.

    Good Luck!

Thank you for your replies. I just wanted to make sure I wasnt setting myself up for extemely bad things by purchasing a rehabber with foundation problems.

In the Dallas area foundation problems are common. So no one will be surpirsed when you disclose that you did these repairs.

"And make sure they offer a lifetime transferable warranty. It can actually be a nice selling feature."

Excellent point! Especially in an area that has foundation problems like ours.

Personally I will never understand the mentality of installing the cheapest grade of granite. To me it is the same thing as buying the 230 class Mercedes. Is it just to say I have a Mercedes, when you are driving around basically a Toyota Camry with a Mercedes emblem on it?

Granite slabs are priced according to beauty and rarity, putting in a cheap group I granite slab is putting in the least pretty slab you can buy, exactly the same thing as buying a 1 carat sized diamond ring that has 5 inclusions in it for $3000 instead of buying a 1/3 carat diamond ring that is flawless for $3000.00
