First Rehab
I have just purchased my first rehab and wanted to get an opinion. The house is in good condition and I will have the interior and porch repainted. I need to repaint the front door but not sure if I should have the outdoor be the same color as the shutters? As of right now the sutters are black and I was thinking about painting the door green. Does this really matter to buyers?
There isn't a stove in the house. Is it better to buy a new stove or offer money as closing for someone to buy a stove they want instead?
Any suggestions would be helpful.
A trend now is to have a door that stands out from the rest of the house colors. If it looks good it should be fine.
As for the stove, it depends on the value of the house to me. Low priced homes, I would include it, or use it as an incentive for a full priced offer. It can be tough for a lower priced home buyer to come up with the down payment, let alone have to buy a stove after they move in.
Higher priced home it won't make as much difference, other than presenting the home in move in condition. Just one less thing to worry about.
Green is Nice. I like green doors. Bright, consevative, hides dirt yet still stands out.
The-Rehabinator is absolutally correct with the fact that it all depends on the price range of the house and that lower priced home buyers may be hard pressed to come up with the money for a stove.
On the high end houses I have seen the wife give away new appliences because she wants stainless, black or whatever appliances in her kitchen.
It may be used as a point of negotiation by the buyer while you had full intentions of supplying a stove anyway.
But sometimes the kitchen does not look complete without a stove.
I have put in new appliances and said that they are not included with the house.
That way if the buyer really wants them they will include that information with their offer.
They usually do.
If not, you have a new stove for your next rehab.

Thanks for the info. I am going to sell this house for about 110,000. This is a good starter home for a family, since it is 3bed and 2baths.

A front door is like a first impression it needs to be nice and clean. If the door is beat up replace it with a solid wood door and a nice fresh coat of paint. Your green will do fine I just white on all front doors. I alos replace 90% of all my front doors, about $100 to $150 at Home Depot or the like.
All of these guys are right on the money.
Shouldn't really matter to buyers... one tip...If you're ever unsure, bring in a talented female friend or someone with an eye for decorating (who's opinion you trust) Get a few opinions on the whole color scheme if you like, then decide. Also, take a look at the homes in the neighborhood that are in the best condition...or Make friends and ask the neighbors their opinion. I have found TWO money investors this way (friends of neighbors) that I am working with.
The only thing I have to add is that once you have completed a few homes and look for quality items that have been left behind or simply items that you have replaced.....You will suddenly have a surplus of "STUFF". I've even had a few garage sales at the following homes and put some extra cash in my pockets.

I would always (as a man) get a woman's advice with the decorating and color scheme.
A stove is a non issue, I have bought several that looked like new for less than 200 out of the paper. Look at the adds and find o0ne that is a decent value for you.

Furnishing your house for less...Stoves and other appiliances can usually be found inexpensively at local auction sales, and are usually listed on the flyers around town (or online) advertising the auctions. It's fairly easy to find a decent one at a good price. I like auctions anyway and don't mind spending an afternoon at one. Like Ebay, it's amazing the useful (and unnecessary) stuff you can find and haul home.
