Does anyone use a service for obtaining the comps in an area? I get tired of having to go through realtors for my comps or having to actually drive down to the appraisal district for the information.

I am an appraiser and can provide info to investors in lie 10-15 minutes. Just call an appraiser. Tell him what you want and set up an agreement. I am thinking $50-75 per job should buy some pretty good info. If you want both as-is and after repair info then offer to pay a little more. Be sure you tell them that you are not using the info to secure a loan (so he has no liability to the bank).
title companies around will give access to www.titleprofile.com to most investors. It will display comp data for the subject property. You need to look at the actual properties to reconcile the differences.
Yeah, most all title companies have some sort of online service that’s usually pretty good. In fact, a lot of times it can be far more accurate than a CMA from a Realtor.
