Cheaper Sheetrock

Hi All,

I feel like there has to be someplace else I can go to beat Home Depots prices. I need sheet rock for a small (1400sp ft) gutted single family house. The project is in the Newark NJ area. Anyone have any suggestions?

Cheaper than HD are you kidding? the problem isnt HD it is supply and demand...

I think we had a hurricane a few months ago that really screwed with prices...

    Good Luck

Find a lumber yard - our sheetrck from the lumber company is 10% cheaper

Find a drywall supply company that only deals in drywall and then convince them you are a company not a homeowner. Generally they will deliver as well.

Really now, sheetrock is such a small cost material wise that I doubt it is significant and would save you very much.... I think even at HD prices you are looking at not ver much. I pay $8 a sheet here at HD
I can get it hung, taped, and textured for .67 a sf. sometimes less but never more than .75

Not sure what your holding costs are on that property but if you take a couple of months and do a not professional job you will be wishing that you spent the $$ to get it done professionally.

HD and Lowes around here usually has a cheaper price but that is because they drop it off in the driveway.

If they have to stock it then their price is actually more......so unless you have an easy house to stock and a strong back, its often better to go with a local lumber yard or drywall supplier if you can.

Sometimes the drywall contractor will do a turnkey for you but they often mark it up for the trouble (inventory)........which is understandable.

    Thans for the reply guys.

Around here I find quality siding, roofing materials and windows for 20% less than HD at a window factory. Same with vinyl siding and roofing materials (Myles Kelly and Arzee). But I was wondering if anything existed for sheet rock. I will check out some lumber yards in the area.

I paid cash for the house and have no holding costs but still obviously want to pay the least I can for my materials.

I use one crew for all my projects. I trust them with all my construction work minus electrical and plumbing. I pay for labor only at a set rate. My guys look at the job and give me a set price and never deviate unless I change the scope.

This has worked great for me. It helps me target my exact costs for labor and materials. This house I paid 15k for a total renovation job. Roof, siding, windows, new sidewalk, deck, full interior gut down to studs.

I just bought 2 more homes across the street so I am well on my way. However, I wish there was a sure fire way of getting a steady flow of worthwhile investment homes.

To combat slow times I started a roofing and siding company to take advantage of the cheap labor I have access to.
