Appliances
I need to get a new stacked washer/dryer, dishwasher, range, and water heater.
I was wondering where you guys find quality yet inexpensive products?.....and don't say Ebay.
And I have already looked at Lowes and Home Depot but I was wondering if there was anywhere else.
We have a place in NC that specializes in appliances. It isn't HD or Lowes.
See if you have a competing store that just sells appliances, they might have some scratch and dents that they just need to get rid of.
Do you have HHGregg's there? If so, check'em out...
Check with Sears, they usually have a room in the back that has returns, scratch and dents, or overstocked items that they need to get rid of. Sometimes you can get them for a big discount. Also look up appliance repair shops and see if they have anything for sale. Sometimes people have there appliances repaired and never pay for services or pick them up and after 30 days the shop will sell them.
Ditto on the Sears idea just saw a discontinued elestric range for 200.00 bucks they usally have alot of scratch and dent also.
Another thought along with that, get chatty at closing time with one of the sales people you'll get a better deal.

In my area LOWES is the cheapest for new non-dented appliances.
Recently bought an $1100 refrig at Lowes with 2 small dings on side and front of door for $520.
I work for Whirlpool part time in Lowe's on the Weekends. You need to get real friendly with the Appliance Guys at Lowe's. They always have scratch and dent. If you don't like the price they quote you, go get a manager. They do not want these products hanging around. You need to check every week. Believe me, they have them stacked up in the back rooms.
Do you have Jetson's in Orlando?
They always have scratch and Dent .
There are some scratch and Dent Wharhouse Stores in Daytona Beach, I saw (3) last week when I was doing a job up there. If you have a truck and rent one and the price is good, it is worth it.
Has anyone has luck w/ distributor or wholesalers?
D,
"I need to get a new stacked washer/dryer, dishwasher, range, and water heater."
With the money you are making from doing deals. Here are my suggestions.
Send your laundry out.
Hire a maid to wash dishes.
Eat out don't cook, this also eliminates doing dishes.
Shower at the Country Club after a few rounds of golf.

I bought stainless steel appliances from Howden's Millwork (wholesale distributer for kitchen cabinets). As long as you are buying them for your investment properties, they can give you the prices that contractors get. For example, I bought Fridgedaire stainless steel over the range micro wave, dishwasher, and flat surface range all together for about $1100. Of course, if you want to get white/black appliances, they are much cheaper.
Some people mentioned Sears. Yes, they have some good deals. In Atlanta, they have outlet stores for appliances. Do you have them in your area?
For rehabs I have got some real steals out of the newspapers.

$,
I would if I could but,
I like to wash my own draws...
Did you hear what happend in one of Shaq's (GO LAKERS) houses with the maid? And plus, I don't like strangers in my house when I am away, I had stuff stolen from me from maids before.
Eatting out is cool, but sometimes I like to crawl on the couch and just fall asleep right after good meal.
.....and I'm not a big golf fan. That and I realllllllly dislike public showers. I have this athlete's foot phobia.
From this last house I bought and sold, the buyers are looking to buy most of the sellers furniture. I was going to grab some stuff as I always do...amazing what people leave behind. My best grab, so far, was the satellite dish and receiver.
i like j/l 's way i'm single and i do all that but the c/c deal.......kenmax
Downtown Orlando there is South East Steel. There are also various Appliance Directs and may of them have scratch and dent items.

D,
The best place in town is Sears surplus on Forsyth road near University Blvd. I have been a buyer there for years. Also they go down like a bag of rocks every time for the "Is that the best you can do? " line.
