After Rehab,...whats The Best Way To Sell?

When done, what seems to be the fastest way to sell your houses...flat mls listing , or fsbo web sites. If web sites which ones?

    On average MLS listings garner 9% more than FSBO. I list 90% of what I sell..

    If you have the time for all the showings, etc try a lawn sign for a couple of weeks. if you have no buyer then definitely go the flat fee listing way if you still have the time for all the showings, open houses , etc... If not, use a agent.

    The MLS is the surest way to reach the max number of potential buyers...

    Just my personal opinion, I would never do an exclusive realtor listing. It is the MLS - which exposes your listing to thousands of potential buyers - and a good realtor that gets the house sold. Exclusive listings would motivate the realtor to want to accept a lower offer that the open market could bare, just to get both sides of the commission.

    Just wondering if anybody has any opinions on those companies where you can get your home on the mls for about $300. You can also order an electronic lock box through them for a little more. Any thoughts?

    i have always used a realtor and it makes my life easier and the houses have sold in less than 2 weeks. I went and got an agentws license and am a referal agent which means I get paid a fee when I sell or buy a house with my realtor and than brings the commission down quite a bit.

    Your information is not entirely accurate.
    ""Try giving it to an agent as an "exclusive listing" (for a limited time, say about 30 days) meaning they are allowed to sell it on their own without listing it on MLS which allows them to pocket the entire fee. This gives them extra motivation to sell your house quick. ""
    "exclusive listing" + the right to list the property with that agency only! Meaning you the OWNER cannot go out and list with another BROKER/REALTOR, because you have given him the EXCLUSIVE LISTING. The MLS rules and regulations and the National Board of Realtors would really think the way you lined out was a VIOLATION of ETHICS, we have roughly 48 to 72 hours to list a Property that we just took an exclusive on...in the MLS. What you are referring to is one of two things....1. an owner has REQUESTED it not be put on the MLS. (a ridiculous move, why have a Broker) or 2. a hip pocket listing the Realtor is trying to sell before others in the MLS (REALTORS) start showing it and selling it. That is the attempt to make the whole commission instead of the split with a Cooperating Broker/Realtor. Not meaning to offend you about your post. REALTORS are a NATIONAL PROFESSIONAL GROUP that all go by the same RULES and Regulations, and Code of Ethics! The participating MLS rules also disallow anyone selling the listing opportunity to a non -Realtor, The MLS is a very MAJOR tool of the trade for REALTORS. Not all real estate Brokers and Agents are Realtors.

    Make an anonymous call to animal control. That is terrible.

    I have no experience with animal waste and hardwood floors. But the smells should give you a good price. As Ron LeGrand says - animal odors smell like money.

    I had bought a house and let the previous owners rent it back. They bought expensive dogs with some of the money and through circumstances lived there a year and after they left I had dogged house like you described. I tore out all the carpet that was only one year old and used pure amonia, went in a few minutes at a time and scrubbed all rooms soiled. After it dried I had floors sanded and bleached. Then lived in house for three years, without a hint of dog oder. Later sold house at a profit and forgot about it.

    So you think I could clean the hardwood floors with amonia and then have them sanded and this would get rid of the odor? I am currently in negotiation on this house and that info would be helpful.

    I am saying it worked for me. Not just sanded professionally, but sanded and bleached! That worked beautiful for me. There were black spots all over and after sanding and bleaching they were gone. The amonia clean up after removing carpets took a couple days to dry but the smell was 100% gone!!!!
