Rehabbing And Financing The Retail Buyer

Will there be an issue with seasoning if I rehab and sell in 3 months or so?

    I have had probems getting my buyer financed , I can't belive I didnot loose them 1K depostis helpt. Now Ive held six mo. and am ok. my other house is subject to , no tiltle seasoning issuse. If you find someone doing under 6mo please advise. Documenting original condition and list of repairs might help I'm going to do that next time

    The house I have under contract is an absolute gut renovation. Every room, every wall, floor, fixture needs to be replaced.

    Will that help me avoid a problem with seasoning when the time comes to sell?

    I would document with pictures and in writing what you are doing and TRY to get the banks confidence with that. Policy is policy with banks. If your waiting a mo. to close yourself and the sellers are receptive to letting you start I would contract that option and wouldn'
    t start till closing. Maybe you could pick up
    a mo. that way.
    If you go 6mo don't use your documentation they may see a differance on what needs permits or how far you should go with repairs.

    Because of outrite fraud in our industry, the banks are fearfull. I have done over 10 rehabsall completed in less than 6wks all that have resold were at a profit for my buyers. that track record gets me nothing. Bankers take that long to paint a bathroom especaily if they hire it out. they will never understand how a entire house can be ready that quickly The fraud going on includes cut and paist morgage appraisels, bad workmanship that is less than worthless, and people getting 22 years in prison with fines. Non of that will get them there money.

    Ideally I would like to lease option with a three year option to buy just to pick up some of the appreciation I have been handing off. When I get that ball rolling I will make more rehabing 2 homes a year than five , five I can't sell before 6 mo anyway

    so you have been holding all 10 of your rehabs for 6 mos.???
