Rehab Project
I am planning on doing a total rehab project in Baltimore (gut, reframe and the works). I keep getting advise that I should not do this a first project. But I am very ambitious I guess. I wanted to know how do I go about locating general contractors.How much should something like this cost. Is there a general rule of thumb. (the house is a 1500-1800 sq row house). I had one contractor tell me that it should cost anywher from $85 -$150 per sq depending on the quality. Does this sound correct? I saw some of this guys work and it really looks good and he came highly ecommended but that seems high.
I met anouther guy that says something like that should not cost anymore than 60k. I like the sound of that price but it really sounds off to me.
I am looking for a general contractor because I think that would be best for the first deal seeing that I have not built any relationships with any subcontractors and time is of the essence. I would need a 6 month turn around.
I really need some help and need someone to point me in the right direction and as to where to find general contractors and a ball point figure of what something like this should cost and what I need to ask these guys.

thanks so much this was helpful at least I feel a little better knowing that the prices that were quoted were in the ball park. The kind seemed pretty up front but you never know these days. I was also given the name of an architect but what this guy said to me that he could take care of all of that in the price he quoted because he has done many in the area.
I am not sure how some of these investors are making money then with these prices. I doing the math but on certain projects going all it just does not make sense to me.

a little league ballpark or camden yards ?
it could mean the difference of going over budget by 5% or 50% Best of luck.
