Rehab In Bad Area
I have done numerous rehabs in pretty good and mediocre areas - this time I have one in a pretty bad area (East Orange, NJ - Not a horrible place but not a place I would hang out at after dark.) I have just boarded up all the windows and have an alarm system being installed today. I thought I was going to be ok, however one of the contractors that bid on the job said I was still going to have problems with people breaking in (said they will steal anything and everything - down to the copper pipes)...
Does anyone have any suggestions to make myself more secure here, any stories of similar projects in areas like this, anything to shed light on this deal. By the way, I do not own pitbulls....
I am from detroit and have had similar experiences....here are some options....you could rent a construction fence from a contractor and put up razor wire on top of it during the rehab/ w gate entrance etc, or the second option is better and has worked for us in the worst neighborhoods downtown.
Have an alarm system w/ motion detectors installed in the house that calls the police when it is disrupted, and on the exterior you can set up a motion sensor that calls you if there is someone on the property..most home alarm companies can install it, and you can also do it yourself rather easily....it amounts to this....you go around the parameters of your property of which you dont want anyone in even after fencelines...then you set up 4 points even with each if you are looking overhead this would be a box around the house...then these little infrared beams..or eyes are set up..and if anyone crosses them the alarm company calls you....very simple and effective..and NO birds and squirells will not set them off....
rehab -when you get an outstanding deal on a property - you do what you can to make some money. getting a cot is really not a solution - thanks for the help.

Ever thought about having one of the locals house sit?
the locals would probably run a business out of there, if you know what I mean....
I place security dog in my rehabs. Costs me about 150 buck a week. But let me tell you... IT IS THE ONLY THING THAT HAS WORKED FOR 2 OF MY PROPERTIES.
Just make sure you get the certificate of insurance (at lease 1M in coverage) bonding for the city & state for the agency and it is a good idea to let the police know you have dogs in there...

Construction theift happens everywhere. I live in one of the safest cities and construction theift is the biggest crime. I have never delt with areas as bad as East Orange but here a alarm sign usually does the trick.

I from NJ and E. Orange has some pretty rough areas. I heard a story once that an investor went to look at a house there. He parked his car out front and went inside. 15 mins. later he came outside his car was stolen.
