Refinancing Property Held By S Corp.

Hello-
I am looking for a lender so I can pull cash out of investment
property owned in Buffalo, NY. The property is currently FREE of any
mortgages or liens.

Here are details:

Property is 2 two-family buildings on one lot for a total of 4 apts.
(2 three bedrooms, 2 two bedrooms). The apartments are fully
occupied.

Property is owned by an S Corp. There are 2 principals in the S
Corp; one has credit score of 725, the other 728.

The property was purchased below market value; we are looking to
pull 100% of what we estimate to be the appraised value ($70,000).
The buildings are assessed by the city for tax purposes at $60,000.

Gross income on the buildings is $20,000/year.

All lenders I have spoken with do not want to loan to an S Corp. They want the Corp to quit claim the property to us as individuals, then we can quit claim it back after closing. I do not want to have to pay transfer fees and taxes... :-(

Any suggestions?
