  Where exactly is your property? I own/manage 3 properties in the down river area, I have yet to find a good property management company.

  Hamtramck to be exact. Only had the place for three weeks and need to get rid of two tenants.

  I have a management company I am using and so far I am happy with them. I have also used bad ones in the past and I have to say there are many of them in this area. I can forward the info, if you still have not found one yet.

  I completely agree! Call the City Inspectors and the Health Department.
  
  If you contact the owner, I would first be very nice and try to work with them on the issues. If they refuse to collaborate, then you can get nasty.

  I feel for ya. I have a similar situation of some crazy renter neighbors that have seven dogs, leave them outside from 6:30am to 11:00pm everyday. The dogs bark like crazy and, in turn, drive me crazy . I asked the renters to keep the dogs quiet so many times I just gave up.
