Recommend A Baltimore Collections Agency
Ok now... First rule of finding a collection agency is to ask other people in your business who they use. So, does anyone know enough to recommend a collection agency for the collection of tenant debt in the Baltimore City area? If so, please let me know!

Been lucky so far, no late fees.
I would add it to there account, and account for it when they move out.

Sounds great, but I find in Tenn. Code Ann. Section 66-28-201(d) that a landlord cannot charge a late fee until rent is five days past due, and if the fifth day is a weekend or legal holiday cannot charge a late fee if the rent is paid the next business day. Also the total fee cannot exceed 10% of the amount past due. In addition tenants have 14 days to pay before landlord can file for eviction, and an additional 16 days to vacate (66-28-505).
In general Tennessee seems to be pretty much in line with other states, other than not having a limit on the security deposit.

Why not just include a late fee into the rent payment on the lease and offer a rent credit of the amount of that late fee every month they are on time. Possible if this a lease option to put towards a down payment, or if just renting offer a gift certificate of choice every renewal date of all the rent credits for the previous year.

My lease has a clause that states that any monies received from the tenant is applied to other items due before being applied to the rent. If the tenant refuses to pay the late fee, then when the rent check arrives the following month, the late fee is paid first leaving an amount owed on rent equal to the amount of the late fee. You can now treat this as owed rent. In CA, you can evict for not paying rent--you cannot evict for not paying late fees or other charges to the tenant.
