Real Estate License?
I'm getting into the foreclosure market and expect to make several purchases in 2005. I'm aware of the benefits of having a license to save on commissions and being tapped into the local market, but are there any disadvantages that I should be aware of?

You have to disclose to any buyers that you are a licensed agent, and you are regulated by the licensing board. Something to think about. Investigate what the laws as far as real estate licenses are concerned for your state.
