Garbage in, garbage out. it is too dependent on what is in the county database, IMHO. It has no way to knowing that one was a crappy dump and the other was a stellar remodel.
Im assuming you are looking to get one for when a tenant moves out- Would you intend to charge the tenants deposit for cleaning the floors? (where needed)
Just curious b/c in Delaware it must be a commercial company unless you are W2 of your own company.
Sounds interesting. I do not know MA, but here in HI you might get eaten up with holding costs secondary to the length of time doing a subd might ACTUALLY take - real diigence and more on the ground real-life stories would be needed - time allowing. The more owner financing you could get would allow more time, gotta make it attractive but not so that your spread gets taken out. Hope this helps.
If you already bought this property with these issues you have no right to demand he remove anything. Unfortunately, if the deal is completed they are now your issues.

Couple of things that myself and my clients have used in the past…
The strong silent partner: One friend has a money partner named “Carl Johnson.” Carl has his own vm #, email address, business cards and letter head. Carl is only in this for the money and can be a real SOB even to my friend who is just a poor boy just getting by. Since Carl has the purse strings, he has the final say so on everything. Since he’s a silent money partner he’s not on any leases, just like a mortgage company. Carl doesn’t exist except on my friend’s computer. Hint – pick a name that has lots of listings in the phone book. “C” Johnson, Jones, Smith, etc.
Another method is to offer an alternative. When you have the “no” conversation have a list of federal, state and local social services, women’s shelters and faith based charities that are in the area. Overwhelm them with info. That softens the no and shows you made an effort to help even though you can’t personally help.
Most of the scenarios I can think of have an adverse outcome for you. One thing I have learned is that people have a very hard time giving up their pets. Most often they sneak them into a property. I just spent about $2400 for re-carpeting a house where the tenant allowed a dog to urinate all over the house. Both the tenant and property manager are gone.
Many leases allow for "visiting" for up to two weeks. Assuming you say no to the aunt, check to see if she shows and keep a sharp eye looking for her cat.
Can someone explain WHY the landlord is required to pay the utilities for Sec. 8 and is there any way around that? Seems crazy to me...they could run the A/C or heat 24/7 during the summer/winter and leave the windows open if they wanted or if you made them mad. Do utilities include garbage?
I just ran a couple of homes thru it and got good results. Most handy is the comp list - just like Zillow.

In a year or two you may have the type of insight that would comfortably allow this but after 10 days w/ new tenants...NO WAY!

Sounds like Harrassment on the part of the neighbor, I wonder if your tenants could get a restraining order against him?
