Not legally. Not above board. Not with a check.

She is willing to pay 2% on a 1.2 milion deal as i have the lead to the buyer/investor. Is there a creative way to make this happen. This is not a commission it is a finders fee to bring buyer to the agent

You are not licensed therefore you are not "supposed" to accept compensation for doing real estate agent duties.

The "legal" way to do it would be to get it under contract and then assign the contract or put an option on the property.

HOWEVER-- any persons that are part of a CORPORATION, that are paid a fee for consulting business(real eatste or otherwise/leads/advertising/etc).
It does not Violate Florida statue 475.
Which is the law that does not allow unlicensed peoples to partake in real estate transactions.

What state is the property in?

Talk to your title company. I have frequently found Title Companies willing to insure over instruments which are clearly defective for what I would consider very small fees-- i.e. much less than it would cost me to file a quiet title suit.

    spoons23,

    Glad to meet you,

Let me see if I can get this straight, you Friend is in trouble with his mortgage, no lets change that to "deep" trouble with his mortgage.

He sells to WBH using a Trust, however he signs everything without receiving the compensation he was promised from WBH even the deed, it was recorded, which made WBH the Trustee and Friend the Beneficiary.

Now WBH sells the property to John. Your Friend gets a hold of John and says I can sell you the property for a lower price and interferes with a contractual agreement between WBH and John.

What I want to know is John really the father of Mary’s baby?

Yes, you have accurately summarized the facts. I was just wondering if my friend as the beneficiary can designate a new trustee which would enable him to walk away with at least a few dollars. The WBH guy has been charging John 2k per month and cant even give my friend anything (who on a side note, barely speaks english).
