Ready To Start Lease/option
Need help to get started with the my with options,need a ga contract to sign with the seller.Dont know if their is a generic form or I need a lawyer to write one for me. If so what language should i have in it to protect myeslf.Any one in GA doing lease/options i will very much like your help.

I dont have any option forms for GA but in SC and NC I use a seperate form for the option that I file with the courthouse. First I have an affidavit and memorandum of an agrement concerning real estate that states a LO is on the property but it doesnt give details and this is allowed in SC. It just says who is involved, the address and the expiration date of the option. My option to purchase form states the purchase price from the owner, any downpayment (binder, etc), address, and monthly payment. I include other forms that state the owner closes the transaction if I find another buyer and pays me the difference. There are more to this then what I just say here so contact me and I can email you the forms. I have had a few lawyers look over this and they have added certain sections to make it fair for both sides.
