Re; Investment Property Cash Out Refi On 9 Month Seasoning
Does anyone know if any good lenders as painless as possible to get up to 90 % out on a foreclosure that was purchased 9 months ago that has had major renovation purchase was 137000 arv is around 235000. I need to pull some money out thanks. 
(I must be careful, don't know what was wrong though with post. Big brother is watching. don't threaten me!

Find a local, and preferrably referred, mortgage broker. You'll have your best chance of getting what you want thru them. However, I wouldn't recommend financing 90% of any investment property. If you have any hiccups in your plan, at 90% LTV, you'll quickly become one of those motivated sellers that investors love to have call them.
