I have virtually the same situation. I was ill for a few months and now back at work but my credit is shot. Now I have a deal where I can get a property worth over $300,000 (House and 5 acres appraised at $168,00 with an extra 43 acres) I can get it for $50,000. Can anyone help?

Look at the Lenders section of TCI and contact these folks. With those kind of numbers, you should have no problem finding a suitable hard money lender.
