    Given the interest so far, maybe it deserves its own forum, and a place we could apply our creativity in a more literary (and less linear) context. Joel, are you listening? Then all those free riders would have to join up as members and pay so they could get a mailbox and access their mail, just in case...

    It could be the kind of place we would meet up after a hard day of reading all those "LLC?--DOS?--'Possible Short Sale?" posts for a cold one and some gentle, light banter and gossip about Lufos, NancyChadwick, and the ever-luminous JohnLocke...and of couse Goldmine Bev, who got it all started. Several posters have already made thoughtful stabs at the possiblities of levity, if not connection. Or maybe we're just all number-crunched-out sourpusses?

    Yes there is a NON Refundable donw payment due before making your move wink and you are responsible for all repairs and maintenance expenses during the lease period, at end of lease you either make the commitment to buy or miss out on what could of being your most important investments of a lifetime wink

    When this type of link gets more response than a creative investing deal then it is time I say "If you are single and want to pick up chicks let me tell you a little story."

    Chicken and the Horse

    Once upon a time there was a horse and a chicken who were good friends. They lived on a farmyard with lots of other animals and were very happy.

    One day, while they were playing near the farm's pond, the horse stepped into a hole of quicksand. The horse rapidly sank and was yelling for his friend, the chicken, to save him.

    The chicken thought for a minute, then ran back to the farmhouse, and jumped into the farmer's 735csi BMW. Luckily, the keys were in the ignition, and the chicken managed to start the car, and put it in gear.

    It raced over to the sinkhole, where the horse had almost disappeared by now. The smart chicken tied a rope around the back of the BMW and threw the other end around the front legs of the horse.

    The chicken hopped back in the driver's seat and stepped on the gas. Ever so slowly, the horse eased out of the quicksand and jumped to safety. The horse, still on shaky legs, stuttered: "You just saved my life. Thank you!" The chicken just said, "Don't mention it - That's what friends are for!!"

    They returned the BMW and went out to dinner together in the barn yard.

    A few days later, the horse got up from a good night's rest, and heard some muffled cries for help coming from the backyard. The horse followed the sounds and came upon a terrible scene.

    There was his best friend, the chicken, stuck in a hole of quicksand! The sand was already up to its neck-feathers and the cries for help had almost stopped.

    The horse took a quick look around: No rope in sight And the farmer had gone to town with his BMW. What to do? The horse took a deep breath and spread his body and legs out over the hole.

    His member was dangling down right above the poor chicken. "Here, my friend, grab my thing and I will pull you to safety!". With its last bit of energy, the chicken grabbed a hold of the big horse-thing and the horse straightened its body, pulling the chicken from its trap.

    With one big step, both were on solid ground and safe. The chicken slumped down on the ground, exhausted: "Now You saved my life, my friend!!" The horse just smiled.

    And what is the moral of this story? ... If you're hung like a horse, you don't need a BMW to pick up chicks.

    Let me offer you a bit of advice:

    Just make sure that you with a "buy and hold" strategy doesn't get involved with someone who is doing short-term flips and has a planned exit strategy!

    You may want to keep away from the rehab projects also.

    Remember that there may be a great deal, that may not be right for you. In this case move on or birddog it.

    As long as you get into the right deal the right way, everything else will take care of itself.

    ALWAYS try to get cash when closing a deal.

    If you market right, "motivated sellers" will find you.

    Ask yourself if this investment will put money into your pocket or take money out of your pocket. (....ok, maybe that's one that you SHOULD'T ask yourself)

    although REI may be a way to get money out at closing, I've seen on COPS that negotiating money out from dating can land you in a small contrete condo with bars and not much of a view. At least you'll have a good story to tell.

    Small minority of spouses/dates will say "Oh, goody" when you say:
    1. Hon, be ready an hour early so we can drive by the run down section of town to check for vacancies.
    2 Sweetie, I know you are xxxxxx, but I just gotta swing by my properties to make sure they are standing on our way home. It'll only take a few...
    3. Babe, could you jump out and grab that sign that is lying in the dirt on the corner?
    4. I know, I know, I've already answered 16 calls during dinner. Some deals just can't wait. It will all be worth it someday.

    (Not single) I am in an investment for long term. It was a brick house when I leased optioned it, but now the awnings are sagging, the sides are bowed, and the rear porch needs remodeled. It did produce 2 new bedrooms, 1 br 5 years ago (painted it blue) and the other 3 years ago (painted it pink). The house and the bedrooms are the money pits now. I leased optioned for 13 years but did not live in it (I did stay overnight sometimes), then I bought it 7 years ago and I get to move in and then out every so often. I am very attached to it still, just like the day I first laid eyes on it. Who knows maybe one day it will turn into a huge profit (I hope not). Well I still love it anyway and sleep there nightly (sleep nightly). LOL [ Edited by greyhair on Date 10/28/2004 ]

    First there was great little "Re-Hab" that caught my eye, she didn't need much work, but oh-my, the upside potential was too hard to resist. Low on funds, "Lease Option" seemed the best way to go. Then There was this 2nd that popped up that I ended up "shorting". After having more invested than planned so it was hard to not exercise my "option". So here I am in a "buy and hold" situation, knowing, hoping things will get better, any day the "Market" will turn. The R.O.I. was terrible! There I was trying to find someone to take her "sub2" because an out-right "assumption" was not possible. In the end it was "Take over payments" that got it done.

    Now i don't do anything unless it is "MONTH-TO-MONTH!!

    SO Goldmine Bev, there is a non refundable down payment I have to make and am responsible of all repairs and maintenance, sounds like Im buying a car more than finding a woman, LOL. I guess the question is are there any real goldmines out there for the single male?????

    Commercialking, I loved your comment about your ex wife and still making payments on a bad investment. Sorry things didnt go well on that investment.

    Hey Commercialking, I liked your reply and your many articles you have written. Your a very knowledgeable person when it comes to real estate and take my hat off to you, one day I hope to be as successful as you are. Relationships are much like business, you have to put 100% into it or nothing comes out of it, it is also the hardest thing a person will ever do as far as making it work. Dont worry about that perfect match, as long as two people have the same goals and achieve them in the end, but differences are what spices it up. If we all wanted everything the same it would be a quite boring relationship.

    My 2 cents on relationships is that one has to be content with themself and be ok with being single and be independent. Once we are in tune with ourselves, goals, and not needy for a significant other, then that Mr. or Mrs Right will come along which is just icing on the cake. Ok, I sound like Dr. Phil, I will stop while Im ahead. Hope everyone finds what they are looking for!!!

    I find that as more time goes by I become less able to relate to my friends that are in traditional jobs. This post got me thinking that the "investment property" section of the newspaper might be a good place to place a personal ad.

    Here's one of my own (I'm married though):
    Invesor looking for fellow investor. Would prefer a quick close and good upside potential. Good Credit is prefered. Must be structurally sound.

    My favorite response so far is:
    "Single REI seeking horse property." LOL I'm still laughing. At least someone is honest!

    Actually I had dinner last night with a very nice single woman who I met through an on-line dating service. After our first date she said I was not serious dating material so I was pretty surprized when she called and wanted to do dinner.

    Turns out she wants to invest in a deal I have available. So now I'm doing real estate deals on the personal's site and this real estate site has personal ads. I am so confused.

    It was moved because "I have a dream" does not directly pertain to marketing. While you may find it worthy to recite or reflect on, it was correctly moved to this forum other wise there would be little order to the website. Logic takes precedence over emotion.......or at least it should.

    My family has had DirecTV for more then 8 years, I cannot imagine using anything less. A little tip, DTV will give all there equipment away, all you have to do is ask.
    Infact, I called DTV yesterday just to switch out my DVR with another DVR and they told me it would be $20 for a new access card, I asked for it for free and they obliged, and then he asked if I would be interested in an R15 (a brand new DVR with 100hr capacity made my DTV, not Tivo). I asked how much, he says...zero. DirecTV, the best.
