Radio Vs TV
Anyone in here have experience with Radio and Tv advertising?
Anyone willing to share their results for a given month and the population of their area.
types of stations you advertised on.
I'm just trying to get an idea of what to expect.
Any exprience shared will be greatly appreciated.

Could you be more spefic about why you feel they are a waste. Have you done them? Why do you think the radio ad/ tv ad did not work in your market? thank you
TV Works outstanding.... Radio is not a call to action and more of a branding type media and will mostly reinforce what you have previously advertised.
A good third of my transaction last year came form TV.. And I ended up putting 134 sellers under contract...
It is important to have the correct message and I believe an Infomercial run consistently first then some 60 and 30 second slots will work fine.
An important part of your campaign should be the message, branding of your vanity number and a consistent time that you run so when the viewer needs to see your commercial again they will know when it is running.

I, personally dont really put much notice into bandit signs when im driving around. Im sure most peopel dont, but the ones that are in need of your help as an investor would take more time in noticing it than an average person selling their home. People have testified in the forums they work for them so im sure theres something that can be analyzed in how you do it and be corrected. Mass mailings are probably more time consuming yet more effective as long as you manage to be more unique than your competition.
I don’t use bandits either....
I would say however that you should design your bandit sign understanding that there are only 3 lines a reader will be able to read and the use of a Vanity number greatly enhances your advertising power...
Having bandits placed in the same place over and over loose their effectiveness... rotate them so they are not just seen but read....
And all of those new investors could be your bird dogs so turn them into your fleet of bird dogs.

Thank you for the reply and by the way Sham, I was born and raised in Hicksville NY.
An investor friend and I have both "hired" people to knock for us. And it has been both our experiences that they start out with a bang and then always go to nothing. We could not decide if the person got lazy and did not continue to put in the same time and effort, or if all things run in cycles and once the down cycle started they were not resilient enough to stick it out. But it is our experience that most door knockers start with a bang and then quickly go to nothing.
Can you honestly say that you have put in the same number of prep work, hours worked, and same earnest effort - and yet your numbers have gone down?

How did you structure your fees with your door knockers and bird dogs? And how did you find them?

bgrossnickle, I have honestly been putting in triple the time than I did last year. I am now knocking in two counties and also doing follow ups every other day. I am also persuing other leads as well. I have been working 15 hours a day (8 of those hours consist of door knocking), 7 days a week. These are not normal hours for an investor. To tell you the truth, I am getting really nervous now and I can use all the help I can get. If you can suggest something to help me out , I would greatly appreciate it.
By the way, what do you have worked out with your birddoggers? Which way do you use to pay them?

So last year it was working, and this year it is not. What is different? You say that now you are nerveous - people do not buy the service of nerveous people. Last year you put in less time - maybe your time was better spent and now you are spreading yourself too thin. You can not do everything, maybe doing one county well is better than doing two counties. Also, has there been some new investor competition. Find out who is getting the properties that you do not, find out how they are marketing. Are you the first one at the door?
I paid them $500 upfront for any deed. They also got 1/2 of the profit once a house was sold. From the profit was subtracted any $500 upfront money already paid.

Brenda, thank you for the response. I think that you might be right about me being overwhelmed with handling two counties at once. I will continue to do the two counties for the next month because I never give up that easily. However, If there are still no results, then i will stay focused on one county only.

These are not "normal hours" for ANYONE. Not even close.
Your body and mind need time to recuperate to operate properly.
If you are door-knocking, the person answering the door can see you are not able to do what you should be able to do. They can see your need for a deal, and will not buy your product.
JMHO, but pretty confident that you owe yourself some downtime.

Personally, I think you have to be in a lot of places a lot of the time
I have had months were DM brings in only 2-3 deals and other months 10. This is why I use a variety of sources when marketing..
