Rabbid Bird Dog

Birddog aint gettin the attention he's expecting and is getting ready to bite someone!
Last week I located 27 empty properties, created a spreadsheet with all the property information, owner, tax roll, last purch price, tax assessed value, comps, general details, and digital pictures of each.
I gave the list to one of my investors last week Wednesday. Other than a brief e-mail on Tuesday stating "working on your list", I haven't heard a word from him. I've tried contacting him daily to see what additional work I can do for him. He did "promise" to mentor me so I can eventually start doing deals myself.
Now I fully trust this guy to pay me if he closes, but I'm getting anxious to get these properties moving.
Any advice? Should I cut free? I have 3 other people interested in my birddogging for them, but I'm a loyal dog, for now.

    some thoughts on your crisis.

    1) Has this person treated you right before?
    2) Information is a commodity, you can always send it to the other investors stating that it has been given elsewhere
    3) in the future, break down the list and give some to each investor (27 properties, IMHO, is alot to do something with in only a week)
    4) Ask your various investors how much information they would like or how far in the negotiation process they would like you to go.

    i'll tell you what, i did the bird dogging thig for a while and when all of my hard work turned into nothing i started contracting on the deals myself to turn over on a quick flip. .. as i do the bird dogging for myself now, i find that sometimes the addresses for the owners are incorrect and some times the names a re so common that a phone number search comes up with a million hits..... in other words the information you are giving them (your investor) still has a lot of work to be put in. and finding the owners is the hardest part. if i find 50 abandoned houses i get maybe one reply.....

    Frankly Gentlemen, I only Arf Arf'd for a short period of time. My experience was that if the deals I found were so good that an investor would take them without personal inspection. I just might as well do them myself.

    So I put them in escrow. and sold them. . Some I leased with a deposit on an option to buy and used the option deposit to satisfy the requirement for prior downpayment.

    Sometimes my profit was all in the form of a second Trust Deed taken back on sale.

    So I was rather quickly in business for myself.

    This also makes it possible to work closer on deals cause there is no splits of profit.

    Then I had bird dogs working for me, but I assigned each one a territory and they were called Real Estate Inspecctors.

    We met every afternoon at 5PM in my office and we sat down and went thru all of their deals. If necessary our in house appraiser checked them out the next day. And if acceptable we put them in escrow that same day.

    Escrow was in house as allowed by California Law. The Real Estate Inspectors made 10% of any profit. All office files were open to them. In the beginning I advanced auto expenses and a small salery. If there was no performance after 30 days. We put them in the Real Estate Sales Training Program and they turned into Real Estate Salespeople. Strangely enough the women were a little better then the men. I did not inquire. They all went on to glory. Within six months they no longer drove Beetles now it was Porsch's and bad habits.
