quit claim should convey from: you
    To: you and her
quit claim deed vs. warranty deed means you are not guaranteeing the title

What are you trying to accomplish?

How you hold title is also an issue. Check the rules in your state. If you want the right of suvivorship you might need to use specific working on the deed.

What you want is a version of a quit claim or warranty deed which ads the language "as a joint tenant" Or "as a tenant in common" with the grantor. Check your state law (especially if you live in Lousiana where I hear this is done differently) . There are also "rights of surviorship" which can be conveyed making estate planning somewhat easier. An attny can draw up such a document for a couple of hundred bucks (maybe less) and then you'd be pretty sure it was done right. Possibly a title company (depending on the practice in your state) can do it as well.

ok so basicly I, Billy Ray, would be the grantor and then the grantee would be Billy Ray and wife?? She signs and I have to sign in front of a notary I believe???
