Quit Claim Deed

In 1983 sold property in Arkansas. Now the guy is sending a letter saying he needs a Quit Claim Deed because he is updating the abstract and the abstract company noted the original warranty deed was still in my name. 1. why would this still be in my name after all this time. 2. should I send the quit claim deed. Thank you.

    Check with the settlement agent who closed the original transaction. If he/she/it is no longer around, you may have to rely on the title insurance companies representations regarding the previous deeds. Most deeds provide that the Seller is "Warranting" title to the property, and as a condition for getting paid the proceeds, you have agreed to provide a clear title.
