Quick Question Re: Quit Claim Deed

I recently reinstated the mortage of a homeowner that was about to lose his property. I have filed a quit claim deed and the necessary liens. I have just received an offer to sell the house "AS IS" for a substantial profit. My question is: Do I have to do any thing different because there is a quit claim deed on the property in order to sell it?
