Quick Claim Deeds

Could someone tell me if the following is possible:

I am buying a house with my boyfriend but my credit is really bad - and he has excellent credit - so we are thinking about just him getting the financing and then signing a quick claim deed to me for half interest in the house ----- My question is how long after the financing is obtain and the closing takes place, can he quick claim me half of the house.

An immediate reply is needed. :-

    Glad to meet you.

    First I would file a 'Quit' Claim Deed not a 'Quick' Claim Deed, just to make it legal.


    You can file the Quit Claim Deed immediately 'after' the Deed goes in his name. This Deed should be filed by the Title Company right after final closing. Just check make sure it has been filed first.

    My gilfriend is buying a house with her daughter as co signer. She wants to get her name off contract. I thought I would pay off loan and get a quit claim deed that I could register at court house at my own timing.

    Glad to meet you.

    A Quit Claim Deed only transfers and interest in the property. You want a Warranty Deed or other State Specific device to transfer owenrship.

    Anyone who is listed on the existing Deed to the property must sign the Warranty Deed to transfer all interest in the property.

    I am party to a lawsuit against my old company and the person named me as part of the suit as well. I don't believe there is any real grounds to it but I want to be safe. Reading the previous posts do I need to just quit claim deed my property to someone else to protect it?

    I am not a pro with legal but if the suit was filled and then the Quit Claim was registered it will not release the potential liablity. Depending on the Lawyer, if they reseach and find the date of QCD was after the filling of the suit, it could still be a factor. Consult your Att.
