Most lenders will probably require a surveyor to have provided the description. There are two serious problems that I can think of:
1) The conveyance may not be valid if a court cannot reasonably identify the property which was to be transferred. A surveyor should use conventions which identify starting and finishing points with certainty...such as monuments and other deeds., also the property will need to "close" so that the boundaries of your property are connected.
2) The surveyor is also a person who is professionally liable if the description is not correct...ie you can sue if you have a problem later.
Hope this helps...
