Question. Whats Working In Your Market For Selling To Home Buyers?


In my market I am consistently mailing postcards twice a month to the same apartment complexes within 5 miles of my houses, keeping my ads running in the papers and put out 50 signs each week. As a result of all this I get about 200 callers each month with about 400 website visitors. I also use craigslist and a flat fee listing to get on MLS.



What are you guys doing in addtion to these items that are working well?

    The # 1 thing we are doing is buying REALLY RIGHT, then immediately cleaning the place up.

    We list with a Realtor with a price 15% to 20% below market. We try to accomodate buyers who try to squeeze the price lower than list. We pick up VA closing costs and help buyers with down paymants.

    We try to give our homes the cleanest, neatest roadside appearance thru landscaping , etc.

    Even so, our sales count is down about 40% compared to last year.

    I have to say the best method of selling in lean times or good is to sell at auction!

    Hi there,

    I agree with your strategy, you have to keep advertising on an ongoing basis.

    Another important point is to have the property in good shape. Do what you can to fix it up and make it look better. It makes a huge difference.
