Question About Accepting Rental Applications

I put a sign outside of my house for rent and have been getting lots of calls. I plan to put a box outside of the house with the rental application so that people can mail in the rental application along with the $35 money order.

My question is how do I process these applications? If I get 5 applications for $35 PER ADULT, do I process one at a time until I find someone who qualifies? Once someone qualifies and meets your needs, do I have to rent to that person? And then return the monies to all the remaining applicants?

How do you handle that?

    It does seem like you would be obligated to accept someone if you spent their $35 on a credit check and they came out ok, even if your stomach turned when you met them later.

    I do like the idea of a box out front with information about the property, contact phone numbers, pictures, house rules (e.g. "no smoking"wink, etc. Seems like a great sales tool.

    What does your contract language say about the settlement date? Is it stated in the contract? What does the contract say about an extension?

    What does the settlement company say about the issue? Were they given all the documentation in time to request a payoff statement given this delay?

    I would say that if the deal hinges upon who pays for the rate lock extension, then you should void the contract if the seller can not meet the contract terms. The deal is way too thin if it falls apart over an extra $265.

    I would suggest going to your bank and asking them how much they charge to do an electronic draft. This is instant and you can find out who you nee to evict the next day. FYI our bank charges $25 setup(one time) and $7.50 per form. A form can have up to 100 drafts. So everyone is drafted at once = $7.50.
