Put Fake Ad In Paper Now What!!
I put an ad in the local flyer...it was free but its viewable online only.
It said beautiful 3/2 all tile blah blah...of course I don't have a house though :lol I am trying to build a buyer base.
That was this morning...all the sudden I had 3 calls back to back around 10 minutes ago...basically I tell them I just sold but am looking to purchase another 2 properties very soon and if they give me their information they would be the 1st on my list to call...the only info I got from one lady was she was looking for a 3/2 and wanted to pay around 150k...homes in the area sell for $260+ with a 3/2.
I am just starting off...20 years old. I made an offer on a house the other day so this is my second big step and I need your help!
Anyways whats a good script to use?

You are on the way to building your buyers list. You need to tell them the
following:
" The property has been sold, however
I come across other properties like these on a regular basis. Could I get your name and number and I will call you next time."
Once you get their number, now you prescreen them.
"So are you an investor? What type of volume are you doing? What areas do you invest in? What type of financing do you use, cash, hardmoney, credit line, etc...
You want to find out who the players are.
You will get calls from investors who
dominate the area you live in. Take them to lunch and build a relationship with them. This will be very profitable for
you. You will learn a lot. If you build a relationship, the skies the limit. You can learn how to rehab, acquire financing, wherer they are finding their deals, etc..
In terms of the lady that called, you will get those calls, she is probably a retail buyer. You want to work with the other
investors.

First, I would say "do not lie" always tell the truth.
If you don't have a home tell them your sorry but that one is not for sale anymore/currently available etc.

Well actually a mortgage broker called me offering services for $200 a property...he said he would setup FSBO signs in the yard and list with MLS (I think he said that) and would qualify my buyers...do you think it would be worth it to meet this guy? I just don't want looks to be deceiving since I am young, but mature in character. I am guessing he knows other investors being in that business.[ Edited by riot8ap on Date 02/24/2004 ]
Sounds like you are on the right track for what to say to the callers. Scripts are for amateurs and the callers will sense it. Remember that it is a numbers game and for every 10 people who call you will get only 1-2 "real" buyers.
You need to pre-qualify the caller to make sure that they are going to fit the niche you are focusing on.
Find out how much cash they have, how much of a payment they can afford and how much they are currently paying.
Find out how their credit is. 85% wont know or will say it is better than it is. but ask anyway.
Find out when and (more importantly) WHY they need to move or buy. A motivated buyer is just as important as a motivated seller!
Find out if they are being realistic in their shopping and help them to be so.
Find out everything else about them.
Do they have cash for a down payment & bad credit, put them in a lease option. Do they have no cash & decent credit, flip a property to them. Do they have cash & good credit, flip the property or assign the contract.
Keep running your ad and collecting names. Get that offer accepted and make some money!
