Purchasing Property From My Aunt.
I am a first time property purchaser. my elderly aunt wishes to sell me her property. It has a residentual structure on 13 acres of agriculturial land. She would really like the property to stay in the family. she wants 150,000 for the total parcel. which is a great buy for me. But my funds are very limited, what is the best way to do this. Please, in laymans terms give me the best advice possible, I am a babe in these woods.

If the value of the property is more the $150,000.00 apply for a 100% owner occupied loan.
Thanks guys for your replies, I am not sure I understand how this worked. How do i get the appraisal set higher, the property is a five bedroom one bath house on 13 acres of agricultural land in virginia. There is also a man-made pond stocked with fish. Do you guys thing I can get a higher appraisal?
If so how do I get it? Please be kind with your replies. I have not done this before and I am terrified. Please Help..
