I am looking for a copy of the "Universal Purchase Agreement" with an "As Is" addemdum. I have looked at a number of sites and can't seem to find one that is what I am looking for. :-?
Just add a paragraph that states "Property is being sold (or purchased) in "AS IS" condition with no warranties expressed or implied." If it''s not in your contract, put it there. No Biggie!.
Jeff
If you want something specific and specific to your state there are paid websites that are listed under "legal forms " that you can buy & print off from mutiple www.sites.There usually under $10 each w/ a credit card. Hope that's helps.

Keep in mind that in most states the words as-is mean nothing. There is still a requirement to disclose defects with the property and you could be sued for not property disclosing as required by state law.
