Welcome to REI in the Puget Sound. Which part are you from? I'm on the Eastside and I like finding rehabs to flip. I'm currently working on a deal: ARV 240k, repairs ~30k, and will flip for 130k. I'm looking for a pool of investors to flip to.

Hi. I have a bird dog in Tacoma and he gives me several leads on vacant homes in a/b neighborhoods. What type of property are you interested in?

I haven't checked this site in a while, but it's good to see some responses.
We are brand new investors and haven't done any transactions yet (actually, we're still setting up our business). We will be working in the Everett area and Kent area, as well as in some areas of Colorado, but that's another story.
We are very interested in finding other investors to give and take flips as needed.
We still have a great deal of questions (since we are so new) and I hope that we can rely on others to answer some of them. We are certainly willing to share anything that we have learned.

I'm afraid we're not in a position to take a flip right now. I wish we were. We're getting there though...

I am back to doing rehabs in Federal Way, Browns Point-Dash Point, NE Tacoma, Fife areas. I am really familiar with those areas and values. I am looking for homes to rehab and sometimes flip. Let me know if I can help. Shawn
I am curious, being that we have not done any deals yet, what method you find is the most effective for acquiring homes in this area: sub2, L/O, all cash...etc? If you are not using all cash, how receptive do you find sellers to your other methods? How quickly do you typically close?
Also, Shannon, what tactic did you pursue to convince the seller/lender to shortsale on that property you mentioned?
I hope I am not being to prying. We would like to know what is effective in the Puget Sound area so that we can finance our company accordingly.
