Timeshares And Positive Cash Flow

Just got back from Cancun and did the timeshare tour. My tour guide (aka salesman) said that he has investors buying multiple weeks and renting them out.

I thought it sounded interesting. Owning a particular week, for a fraction of the cost, and not worrying about the maintenance (I know there is a yearly fee for maint.). Does anyone have experience with this concept?

    If I were ever interested in buying a timeshare, I would only consider doing so through the "used" market.

    Renting vacation property in general seems like something of a challenge, and I would expect to learn a lot through trial and error. Only having a couple specific weeks to offer (rather than an entire season/year) seems like it would make it even harder.
