Surety Bond Vs Security Deposits

Does anyone have any experience using Surety Bonds in lieu of Security for apartment tenants?

I hate Sec Deps. They are next to useless.

Please explain what a "Surety Bond" is and how it works.

    Thanks!

Thank you so much for your response. I always and will treat prospective tenants fair and equal. I guess my next step is to check the nolo guide book and see if there are any tips for this type of situation

We use a Guarantor on all our college student leases. The Guarantor, usually a parent, becomes responsible for the rent in the event the tenant is unable or unwilling to pay. This set-up has worked very well for us. In five years, we only had to proceed against the Guarantor in two cases.

    Hey,

Landlords should use the following phrase more: "I am sorry to hear you are having problems with your neighbor Mr. Tenant; you should call the police."

90% of your tenant on tenant or tenant on neighbor issues would go away.

Landlord is NOT a snonym for babysitter.
