Does anyone know the best (but most affordable) property management software?

And why?

    I'm partial to Management Plus for Windows by American Computer Software.

    Yardi seems to be the most popular one for apartments with 200+ units. I think it's too expensive if you don't have at least that many.

    If you've got a 4 plex, many people here use a combination of Excel and Quickbooks.

    Rent Right and Tenant Pro might serve your needs also.
