I need to upgrade to a first class property management software. Does anyone use, or have an opinion, on Timberline? Any other first class packages that you use and really like? Thanks for you help!

I use Rent Manager XP. it works for me.
My understanding from someone who uses the software is that it is very powerful, but VERY complicated requiring additional outlays beyond the initial 5k cost. You might want to check that out before purchasing. I think they spent another 10k for implementation if I remember correctly. Good luck!
I think there are a couple better programs that hopefully others will comment on here.
Most of the software companies have a free trial download to check them out. I looked at several of them in the spring and finally settled on Tenant Pro, because it utilizes Microsoft Word and has a Quickbooks integration feature. Since using it we have saved oodles of time over just using Quickbooks alone.
My second choice would have been Rent Manager. Either should be good for up to a couple hundred units. Your needs may be different, though.

It is probably overkill but at least I have a computer type person that should be able to keep the over and above costs to a minimum. I am going to check out your other suggestions first. Thanks to all of you for your help.

Did you get anything in writing when the eviction judge that said it was a domestic issue? If so, see if you can talk to the local police to support you when you call, move his stuff into storage, change the locks, put up NO TRESSPASSING signs. If he continues to come around maybe a restraining order.
I take it you let your boyfriend move in as a domestic partner and not as a tenant. If you want the boyfriend to leave, maybe a restraining order will do the trick.
Consult your attorney. Tell your attorney about the alleged theft of your valuables and see if the threat of grand larceny charges might motivate your former boyfriend to leave.
Maybe bring home another, maybe bigger, badder, meaner boyfriend.

I think you have anwsered your own question. The court has already ruled that he is not a tenant and therefore is not benefited by tenancy rights. Just kick him out like an unwanted dinner guest.
^exactly. most sherriffs departments will send someone over to throw someone out for a small fee. A friend just utilized this trick to kick a non performing land contract buyer out and it cost him $200.
Detroit and "Revitalization" do not go hand in hand. In fact, many lenders will not even consider lending in Detroit, regardless of credit.

OK, a few examples:
A few months ago, our sales slowed down a bunch and I gor much more conservative on what I was willing to pay for properties.
3 months ago, I offered and bought a Condo for $35K. We have it listed at a discount price of $79K. ARV comps $105K.
Two weeks ago...Bought at Courthouse 2.2 acres w/a ragged out MH for $25K. Supposed to close tomorrow at $69K.
Bought another at Courthouse for $30K, a MH on 1.5 acres. Now under contract for $65K.
We have another couple of properties we bought at 50% to 70% of actual present value. Some sold within 90 days at 1.5 times what we paid for the properties.
Buy-Sell still certainly works when you buy right.

So I can aford to pay a premmium on the 2nd to control the property. I hope everyone else said "ugh a HOA deal" (CA has pro homeowner HOA foreclosure law).
This would work as a flip or a rental. Even at sect 8 rate, it would rent for $1,076.
