New Housing Communities.

How do you research if it is a smart decision to invest in a house that his located in a gated community? Do you research it the same way you would a condo? If anyone can give me some advice as to how to research these communities, please let me know.

Thank you confused

    What are the comps?

Pull comps just like any other property.

I beleive tenants like the extra security that a gated community provides. You just have to make sure you can get a positive cash flow.

    tjm528,

Do your research just like any other REI..SFH...a gated community is "just that" ...houses surrounded by a GATE..

    NoDifference than any other SFH.....

It will pop up on YourLocalPropertyAppraisersSite ...

    ....as a SFH!

    ....as always,

I have invested in gated commuities and there is one additional area you need to review. Get a copy of the HOA docs, ( your title company can get it for your free) and then talk to a board member ( or two). Are there any big issues before the board? Assessments? Law suites? Etc.
