Looking For Duplex In Phoenix Area Below Value! Good Neighborhoods Only.
I hope this is the right forum for this post.
I need a duplex under market value in the Phoenix, Mesa, or Scottsdale area where the income from 1 side pays at least 75% of the debt service (putting down 10%). And the utilities need to be split.
Must be in a decent neighborhood, no exceptions.
Hoping to find a something where I can negotiate a short sale (I know how to do that), foreclosure, or something in probate, etc.

What price range? I might know of a couple properties.
As little as possible, ideally under $200k. This is for my son.
The rent from one side needs to cover at least 75% of the debt service, otherwise he could be better off renting. Ideally, the rent from 1 side would cover the entire payment.
Example:
If the property is $200,000, rent should be $900 each side.
Maybe properties in the Phoenix area are still cheaper to rent than buy -?!
Oh, it needs to be in livable condition, but not necessarily completely remodeled.
Anyone know of where I can find one discounted, please let me know!
