If My Tenant Has "bugs", Who Is Responsible?
My tenant recently informed me that there are small black bugs in the kitchen area and apparently look a little like beetles. Is it my responsibility being the homeowner to get rid of these things? How would you proceed?

First, get the bugs out of there because you dont want them infesting the unit. A good pest control guy will be able to diagnose your problem. Have him tell you why the bugs are there. If the bugs are there to eat food or garbage in the kitchen that is not properly sealed, disposed of, etc., I would make the tenants pay for the pest control service. Keep detailed records of the whole situation from start to finish in case they try to claim you were negligent.
