How Often Do You Visit Your Properties?
I am looking to enter a rental maket where I'm unsure about the quality/availability of property managers. This market is about 3 hours away from where I live making it an ok drive to do every 2-3 months. For the most part, is it possible to not have to visit more than this? I know if anything major happened I would but I would also have contacts in the area that I would pay to take care of bigger problems.
Should I continue to look in this area? Everything else about the area is perfect except for the property manager/drive for me to take care of it.

It probably depends on the condition of your property and how good your tenants are. As long as your going to be paying others to handle the problems when they come up you should probably just look for a good property management company. At least they would have some presence there. Just my two bits.

You might want to ask a property management company to take digital photos everytime they visit.
At least this way you know you can check on both things- your tenants and your property management company.
