"Cash for keys"- I understand that around here banks will pay $1000 to have you leave a foreclosure now, in good condition. Apparently it takes some time to get a prior owner out, and they tend to be a bit careless about the condition the bank gets the property in...
Thanks - I was putting out feelers to see how long it typically takes for future reference. I have already made arrangements with this tenant. She agreed to leave as soon as housing can find her another place. The reason I asked her to move is she is giving me a hard time with showings as I am selling the property (I have a right of entry clause so I am within lease guidelins). She also has pets she is not supposed to have and the place is trashed - I am definitely going to have to do some heavy cleaning. Its a shame that we end up screwed when we get stuck with people like this, but I guess if I had done regular inspections, like suggested by many on here, it may have not gone this far
She said she would take care of any damage she or her pets caused, but I am not banking on it. I have about 850 of her money, which she has already agreed to let me keep. I will keep my fingers crossed that she goes willingly.
If your property was in a land trust and your "tenant" was a party to that trust; then you would need an EJECTION and that would only take 30 - 45 days.

I would get that in writting.
