Property on MLS

Hello. I need your help in the following situation. An owner needs to sell a condo fast. However it is listed on MLS. How can I do a lease-option deal? Should I convice the owner to take it off MLS?

    Hi Alexander,

    Why does the owner need to sell the condo fast? Do they need cash, or just out of the monthly payment?

    If the property is listed on the MLS and you want to lease option it, you have two choices.

    1) Pay the realtor a commission upfront
    2) Get it REMOVED from the mls

    Many realtors are flexible with their listing agreement. If the owner were to call the agent and tell them that he can no longer afford the mortgage payments and needs to put a renter in it right away (you are the renter) to help him in his financial distress, most realtors will let them owner out of the listing agreement.
