Property Management Software - Recommendations?
Hi,
what do people here use for property management software?
I have a Mac, but it can emulate a PC, so any recommendations for either platform would be welcome.
I'm only in the 3-10 properties range, so I don't need something that is for 100 properties, nor one that costs a lot of money.
Also, if anyone has created an Excel spreadsheets for this purpose, I would love to get a copy.

Glynnor, I just purhcased a landlord software called "realtools". It was only $39.00. I found it on ebay, It looks like a very good program (it has every option that all the other softwares have except there is no limit to how many units it can keep track of). I have not used it yet, but if you want me to let you know if it is good or not I wil keep you updated.

At one time I reviewed a number of packages and while there were many features, none of them did quite what I wanted. At the time the target property was a 52 unit apartment building.
My own portfolio has more properties, but each has much smaller number of units. I use many different spreadsheets. Many of these are just information place-holders such as telephone numbers for tenants. I have one for loans that describe the initial date and balance and computes interest component , principal paydown and balance at the beginning of each month.
The most interesting one generates a Schedule E for each property from entries from my check register and loan amortization described above ( for reporting interest payments). Another is an image of a HUD-1 for acquired properties so that expense items and capitalized items can be categorized. The expense items feed into the Schedule E generator. My tax person deals with the basis adjustments.
If you don't find a package you like, you might try developing your own spreadsheets that fit your own information management style.

I use RentRight. I have used it for about 5 years, and have been very happy with it. I think it comes with room for 12 units, and you can upgrade to more units for a small fee. My accountant loves it as well as at year end I can just push print and out comes a variey of reports for year end. You can down load a free 30 day demo. If you order it before the end of the 30 days you won't lose any of your info. I think their site is www.rent-right.com or you will have to search it.
You can try a software called "Property Boss", if you go to their website you can request a free demo to download. It is a standalone software that can plug in with quickbooks.
I'm using Rent XP, its an alright program, doesn't have everything I want, but it gets the job done. I'd give it a B.
Has anyone tried using Quicken or Microsoft Money? I know they have a business version but not sure how well it works.
Has anyone tried using ACT or use ACT for other real estate purposes?
Take a look at "Tenant File" it is reasonably priced and flexible.
