A good rule of thumb that I recommend you consider is this. Who will benefit from the item? In this case, your buyer. You are selling the property as-is with no warranties correct? To an investor that intends to rehab the property. Why do you care if the outlet in the spare bedroom doesn't work? If they want an inspection, let them pay for it.
