I have seen updated (HVAC, electric, plumbing, etc...)100 year-old properties in a LOT better shape than 5 year-old properties. Some of the old solid brick structures are not only beautiful but as solid as they come. Updates (or lack of them) will also affect insurance as well.

Do you have any contacts that can inspect it? If it is an apparent good deal it may be worth the cost to confirm condition of the foundation and other "basic" attributes...

Have you considered a Medical Building/Office. They are perfect for a NNN lease and great financing options for them. Many Drs would jump at a chance to have thier own building/business, and the leases would qualify for the loan.

what is the basis for the economy in the area?
Is it plain manufacturing jobs?
With outsourcing ramping up, it might be an issue.
Might be a place for flipping right now.
Will it work for landlording?
