Proformas?

I have been looking everywhere for a spreadsheet or something that can help me decide if a property is a good investment or not for renting. I have to see things like mortgage, expenses, rent and vacancy in writing, and my math is bad lol... There use to be a proforma on here under tools, but I cant find it anymore.

Does anyone have something they can share with me for this?

    I think every state has a Landlord and Tenant Code. You can start by going to your local library reference section. Ask for the State of Illinois Landlord Tenant Code.

    In Georgia its pretty much in plain english but who knows what yours looks like.

    And then of course you should talk to local property managers and landlords.

    I would say understanding these laws is Critical to your investing. You need to know what the laws are regarding security deposits, evictions, lease-terms, etc. etc. etc.
