Problems With Eviction In NY From MH
I heard that there could be some problems evicting people living in Mobile homes that stop payng the monthly finance charge in New York(Long expensive process) . Is that true and do these problems exist in NJ. Do you need to have some kind of a license to do MH deals in NY/NJ area?

While I can't answer either of your questions, I do know that a day spent driving around and talking to some MH dealers and MHP managers would educate you on both.
On the licensing issue, don't be quick to decide a state license is required. The state agencies will always tell you yes, but in actual practice you'll learn that lots of "Lonnie" folk buy & sell MHs in every state with no license except DL.
And as lots would tell you, it's almost always easier to get forgiveness than permission in an area like this, and if you violate somebody's law, you'll be told.
For some reason I"m reminded of what Norman Vincent Peale (sp?) once said about taking a nap behind the wheel whenever he got stuck at a RR crossing...he said he never had to worry about waking up when the train had passed, because the thoughtful driver behind him would honk his horn when it was time to go!

I take it we are talking about a situation where you sold the place to a person and you provided finance. Hence you are the lender and you have a default. Is this correct?
Before you can evict you need to go to court to collect on the loan. They have the right to live in the place until you can prove that their lack of payment on the loan gives you the right to take the MH back.
If you were renting it (not like that is the best idea) you would evict for non-payment of rent. That is different then not paying the finance charges.
A practical solution would be to talk with them about what is going on. Consider paying them to leave rather then paying a lawyer to force them to leave. You only pay after then are out. You also only pay after they have correctly signed over their rights as owners on the title.
